Historic and character homes. Craftsman, Spanish Colonial Revival, Tudor, and period revival houses built roughly between 1905 and 1940, which is most of what makes Pasadena beautiful.
Landmark districts and the Mills Act. She works regularly with contributing properties in Pasadena's landmark districts, including Bungalow Heaven, and with the Mills Act historic property tax program, which reduces property taxes by an average of about 51 percent for Pasadena owners who qualify.
Restoration, not replacement. Her contractor network repairs original steel casement windows, hand-troweled plaster, and clay tile roofs rather than tearing them out. She can tell you what each of those costs before you write an offer.
